Our Services


Site Assembly

Our team has extensive experience in securing sites including negotiating and securing required purchase agreements. This can include Unconditional, Subject to Planning, Option, Promotions or Joint Venture terms.

We also can source off market and on-market opportunities through our extensive network.

We support and lead on all negotiations including heads of terms, development agreements and purchase/disposal contracts including co-ordinating with each representative agent and legal team.

Third Party Agreements

Identify neighbouring matters affecting the site including boundary/party walls and rights of light etc

Resolve all neighbourly matters and third-party agreements prior to commencement of construction to avoid standing time and claims for delay.

Project Management

Beginning during the earliest stages of planning and development, by linking with our sister company Better Delivery we offer a proactive and hands-on approach that helps ensure each project is competently managed and superbly executed at every step.

Corporate Structure and Funding

Nest provide guidance on all corporate structure matters relating to the development including procuring professional advice in relation to Corporation Tax, Capital Gains Tax, VAT and stamp duty land tax.

We have extensive knowledge in establishing the level and timing of equity/debt funding required to satisfy total development costs and cash flow.

We can assist in attracting and securing any additional equity finance where required.

Procurement, Construction, Project Monitoring

By linking with our sister company Better Delivery we can establish and implement a procurement strategy for the development, including packaging of works, forms of contracts, setting out rationale and allocation of risk.

We have a strong track record in the use of Modern Methods of Construction.

Nest can support and lead all aspects of the procurement and delivery phases including the production of the Employer’s Requirements including design, specification, contract terms, preliminaries for the development and review the contractor’s proposal against the Employer’s Requirements for compliance. We will negotiate and conclude any variances.

Establish and manage, with assistance from either our or an external cost consultant/employer’s agent, procedures for the monitoring and reporting of the progress of the Works against the Contractor's programme.

Design and Planning

Our Development Managers, Directors and Planning specialists can take the lead or assist in all aspects of Development Management

We nominate and appoint as necessary the professional team and review against design on a regular basis, updating and revising where necessary.

We identify those consultants required to provide input in order to develop a planning application and then develop the design upon receipt of consent.

Property Management/Operation

Seek early operational advice and input through the design process so that any requirements are incorporated into base build and any issues/lessons learnt from previous experience are incorporated into the development.

Cost Management

Nest, in partnership with Better Delivery, offer quantity surveying and cost control specialists utilising our own robust cost models and customisable estimating tools to provide information that is accurate, reliable, and easy to understand. This ensures that each of our projects delivers exceptional value to the client.
